CRE Lending Experience

A Private Equity Fund Built Around Income-Producing CRE

Commercial lending is a relationship business. The difference between closing a deal and losing one often comes down to the speed and quality of the lender relationship behind it. Ben Soifer has spent more than two decades building direct relationships with institutional providers of debt and equity capital — including life insurance companies, regional banks, national banks, and private equity lenders.

That network is what MMIFL brings to every lending engagement. Whether you are refinancing a stabilized property, searching for bridge capital during a transition, or seeking permanent financing, we match borrowers to the right lender for their specific asset type and market.

What Types of Commercial Loans Does MMIFL Offer?

We work with property owners and brokers across four primary commercial asset categories, including both bridge and permanent financing structures.

Commercial Loans

Office buildings, mixed-use properties, and general commercial real estate. 5 and 10-year fixed terms with 20 and 25-year amortization schedules. Minimum loan amount: $1 million. Suited for stabilized, income-producing assets.

Industrial Loans

Warehouses, distribution centers, flex industrial, and manufacturing facilities. Industrial CRE has seen consistent demand driven by supply chain growth. We work with borrowers on stabilized and transitional industrial assets.

Retail Loans

Strip centers, NNN retail, anchored centers, and standalone retail properties. Financing structures designed for income-producing retail assets with creditworthy tenants — including national and regional brand anchor tenants.

Loan Terms and Financing Structure

Every deal has different needs. Below is a summary of the core loan parameters we work within. Not every transaction fits every template — which is why we start every inquiry with a direct conversation.

MMIFL connects borrowers to the appropriate lender within its established network, whether that is a life insurance company, regional bank, or private capital provider. The right match depends on asset type, geography, stabilization status, and timeline.

Frequently Asked Questions

Common Questions About CRE Lending

These are the questions property owners and brokers ask most often. If your question is not here, we are happy to speak with you directly.

What types of commercial loans does Money Management Investment Fund offer?
MMIFL offers commercial, industrial, and retail property loans, along with bridge and permanent financing options. Minimum loan amount is $1 million. We work with both borrowers and brokers on stabilized income-producing properties across nine primary U.S. markets.
The minimum loan amount for MMIFL commercial lending programs is $1,000,000. Our lending focus is on serious, income-producing commercial real estate transactions where the borrower has a clear exit strategy and a stabilized or near-stabilized asset.
A bridge loan is short-term financing used during a property transition — typically 12 to 36 months — while a borrower stabilizes an asset, completes renovations, or waits for long-term financing to be arranged. Permanent financing is long-term debt, often 5 to 10 years fixed, used on stabilized properties generating consistent income. MMIFL can assist with both structures depending on your asset and timeline.
MMIFL is active across the entire nation. We currently have properties in nine primary commercial real estate markets: Texas, California, Nevada, Florida, Georgia, North Carolina, South Carolina, Arizona, Tennessee, and Colorado. Other markets may be considered on a case-by-case basis — contact us to discuss your specific location.
Yes. MMIFL actively works with commercial real estate brokers, CPAs, attorneys, and related professionals who refer lending opportunities. We also offer an affiliate program and the CIDC certification for professionals who want to deepen their understanding of commercial investment debt consulting. DSCR stands for Debt Service Coverage Ratio. It measures how much net operating income (NOI) a property generates relative to its annual debt payments. Most commercial lenders require a DSCR of at least 1.20 to 1.25, meaning the property generates at least 20–25% more income than needed to cover the loan payments. A higher DSCR generally improves loan terms. Want to learn more? Our blog covers DSCR and other core CRE lending metrics in depth.
